A home inspection is a non-invasive, visual examination of the accessible areas of a residential property. In some homes, these major systems are often concealed beneath the home’s slab or buried in the yard. During a normal home inspection, visually inspecting some systems can be limited or unavailable due to their location. For this reason, we highly recommend our scoping services for the following systems:
Sewage Drain Line Scoping
This involves a video camera inspection of the home’s sewage lateral line (from the home to the city connection) and portions of the main building drain line when accessible. Factors such as age of home, construction debris, poor initial construction quality, recent renovations, tree roots, and utility work can negatively impact these lines.
AC Duct Video Scoping
For homes with in-slab floor ductwork (common from the early 60s through the late 90s and beyond), we recommend a video scoping inspection to check for water, corrosion, debris, or sand intrusion or other damage that may be concealed under the slab.
Repairs to these systems can be expensive and may lead to sewage backups or air quality issues. Identifying these defects before purchase could save you thousands of dollars and allow your agent to negotiate repairs or price adjustments with the seller.
